All of this can be achieved by using our architect to help you design your ideal villa.
Likewise - can't find the plot size you want with existing villas' We have plots from 200m2 up to 5,000m2 and all on URBAN land with mains water and electricity - so no wories about the legality of the build or getting stuck with a huge bill to connect the electricity. We also have a few much larger plots on RUSTIC land but these can be more restrictive on building sizes and design depending on what old buildings are already there.
"But how much is this going to cost'" I hear you ask.
Well due to the cost of land drastically reducing and the general lack of construction work in Spain at present, prices have dropped inline with the resale market - you can therefore now see this as a very affordable alternative to buying a resale property.
Obviously prices will vary inline with the chosen plot size and location as well as the villa design, complexity and standard of fittings but it is not unrealistic to anticipate being able to get a 2 bed villa on a 300m2 plot for 110.000 euros or a 3 bed for around 120.000 euros - or even less if you hate gardening and go for a small 200m2 plot.
2-300m2 plots need not feel small however as we do have a few which look directly out over open countryside so they will feel far more spacious.
Most of our plots are within a 5 -10 minute drive of Huercal Overa and many are walking distance to a local village with a shop, bars, etc.
So how long will this all take to build'
Well realistically from intial ideas to finished home ready to move into I would allow 12 months. It can be completed quicker but I have also seen it take a bit longer (in this case usually due to the client taking a long time to decide what they want and then changing their minds throughout the build!).
For the speediest build time it is best to make all decisions up front or as early as possible and not make changes during the build. If the architect and builders know what they are doing up front all planning and materials can be arranged and any subcontractors scheduled so that there are no delays in the build which in itself need only take around 6 months (or possibly less) for the average villa.
Making changes or leaving decisions until construction has progressed will not only extend the build time but is also likely to increase costs. We work on a fixed price basis for the whole Plot/villa package agreed at the start and any changes thereafter are likely to affect the cost.
The rest of the time is spent agreeing the basic design with the architect and specifying the required finishes, fixtures and fittings. Once the basic design is agreed the architect can draw up and submit the 'Project' to the planning authorites to obtain the Building Licence - this can take up to 3 months to be issued and its not possible to start the build until the licence is issued.
Some of our plots already have a Building Licence for a given design of villa and with these you can either go with this design for a quicker build or make changes to it whereby to get the changes approved usually takes less time than a completely new Building Licence.
As most of our clients are not in Spain for the duration of the build we act as liaison between the client and the architect and builder and provide progress reports and photos. However we do recommend clients make regular visits to ensure that there are no misunderstandings in requirements and that things are as they want. It also enables them to choose some of the finishing touches such as fitted kitchens and appliances, light fittings, etc. when necessary.
We do have a selection of standard villa designs we can show you (see drop down Property menu at top of page) to give you some ideas or if you have already seen a design you like then just send it to us and based on what you like we can come up with a rough idea of what it will cost on a particular plot size and location. From the rough estimate you can then decide if this is the route you would like to follow and we can then get to grips with the detailed design and choice of actual plot which will obviously entail a trip over to Spain to see what's available and to meet our architect.
